Texas Veterans Land Board (VLB)
The VLB provides special home and land financing for eligible Texas veterans and military members.
VLB Home Loan
Up to $832,750 with 15/20/25/30-year fixed rate options.
Veterans with 30%+ VA disability rating may qualify for a discounted interest rate.
Eligible: Texas veterans, National Guard members, qualifying Reserve members.
Must be a bona fide Texas resident and the home must be a primary residence.
VLB has separate discharge rules from VA.
VA+VLB Structure:
VA and VLB can be combined through a coordinated first-mortgage structure using a VLB participating lender. This is not two separate first mortgages but a combined structure.
VLB Land Loan
Up to $200,000 ($275,000 for two individually eligible veteran spouses).
Minimum 5% down payment. 30-year fixed rate. No prepayment penalty.
Land must be entirely in Texas, generally ≥1 net acre, with legal usable road access, non-commercial zoning.
$325 appraisal/contract service fee.
Can have one active land loan + one active home loan simultaneously.
VLB Home Improvement Loan — Currently Paused
New applications have been paused since April 30, 2026, while the VLB evaluates program rules and future direction. Monitor the official VLB status page for updates.
Surviving Spouse Eligibility
Surviving spouses may be eligible for VLB programs if the veteran was MIA or the death was service-connected.
VLB SCRA Assistance
Guard and Reserve VLB borrowers called to active duty may receive payment relief through VLB SCRA assistance.
