Texas veterans may qualify for state and local programs that can sometimes work with VA financing.
TSAHC Homes for Texas Heroes
TexasVeterans qualify as “Texas Heroes” under TSAHC. This program provides:
- Up to 5% down-payment assistance as a grant or 3-year deferred forgivable second lien
- 15% Mortgage Credit Certificate (MCC) for first-time buyers — free with DPA for Texas Heroes
- Works with VA, FHA, and USDA financing

TexasMy First Texas Home
Veterans have an exception to the first-time buyer requirement. DPA and competitive rates through participating lenders.
My Choice Texas Home
No first-time buyer requirement. DPA through participating lenders.
Mortgage Credit Certificate (MCC)
Reduces federal tax liability by providing a tax credit equal to a percentage of annual mortgage interest paid. Must be reserved through program/lender before closing. Veteran-eligible.
Local DPA Programs (DFW)
LocalFort Worth HAP
Up to $25,000 for first-time homebuyers within Fort Worth city limits. Must be ≤80% AMI. 10-year affordability period for assistance >$14,999.
Dallas DHAP
Up to $50,000 ($60,000 in High Opportunity Areas) within Dallas city limits. BCL administered since May 1, 2026. Income and property limits apply.
TDHCA DFW HFC Partnerships
Denton County, City of Arlington, City of Rowlett, City of McKinney — veteran access highlighted.
Stacking multiple DPA programs is not automatic — each program and lender must approve the financing structure. Subordinate-lien rules, maximum assistance caps, source-of-funds requirements, income limits, and recapture provisions may prevent combining programs.
